Subdivision planned next to TAFE site
BUNDAMBA could see significant changes as plans emerge to subdivide a 6.1 hectare site at 19 River Road into a mix of residential and commercial lots.
Bornhorst and Ward has released an engineering report detailing the proposed development, which would split the land into five lots, including three for homes, one for commercial or mixed-use purposes, and one dedicated as a drainage reserve.
The site, next to the Bundamba TAFE campus, is currently a mix of grassed areas, light bushland and scattered minor structures.
It is bordered by River Road and Bird Street, existing residential properties, and a childcare facility on Mary Street.
Supporting documents include a Traffic Impact Assessment by Colliers, which projected the future site would accommodate around 300 medium-density dwellings alongside approximately 3,200 square metres of retail floor space.
Plans showed new internal roads would link River Road and Bird Street, with intersections including a four-way roundabout and a T-junction to manage traffic. On-street parking is also part of the proposal.
The report showed the need for new internal road connections, including a T-intersection with River Road and a roundabout connection at Cullen Street.
Council mapping indicated a small section in the northern part of the site fell within a low flood risk area.
During early works, which included bulk earthworks and vegetation clearing, erosion and sediment controls would be in place aimed at protecting local waterways.
Once early works are approved, the land parcels would be offered to third-party developers through a Registration of Interest campaign, inviting them to design and deliver new homes and community facilities.
The planning application has been lodged by Tract Consultants on behalf of the Minister for Economic Development Queensland (EDQ).
