
The next two stages proposed for the Highland Walloon estate are marked as Stage 7 and 8 on the disgram.
RESIPROP Pty Ltd, the developers of the Highland Walloon estate, are hoping to gain approval for the next two stages of the mega subdivision.
In documents uploaded to the Ipswich City Council development portal, town planning agents for Resiprop have outlined plans for Stages 6 and 7 at 213 Taylors Road, Walloon.
Those stages, if approved, would result in 3.14ha of the overall 99.6ha property being subdivided into 55 residential allotments.
The allotments are proposed to range in size from 375sqm to 580sqm.
The town planning agents for the developer noted that while the land currently falls within the ‘future urban’ zone, Council granted a preliminary approval in 2006 for the area to be designated as ‘residential low density’.
“The proposed reconfiguration provides an appropriate mix of Premium Villa Lots (12.5m frontage), Courtyard Lots (14m frontage), Premium Courtyard Lots (16m frontage) and Traditional Lots (18m plus frontage).”
The agents also noted that the net residential density of 17.515 dwellings per hectare … “only slightly exceeds the prescribed dwelling density range of 10 to 15 dwellings per hectare sought as a probable solution in the Residential Low Density (Sub Area RL02) Zone pursuant to the existing Preliminary Approval”.
Resiprop Pty Ltd has calculated the council fee for lodging the application at $46,460.
The proposal is currently being assessed by council planners.
